How we work

We follow a structured onboarding sequence designed to prepare your property with care, align expectations early and ensure nothing is overlooked. From initial agreements and access coordination through to styling, photography, pricing strategy and final checks, every stage is managed with care and attention before your property goes live.

Clear steps. No shortcuts. Proper preparation.

Alignment and access

We begin by understanding your goals and aligning on what success looks like for your property. From there, we coordinate access — arranging keys, lockboxes, digital locks or secure entry systems so everything runs smoothly from day one.

Preparation and presentation

We coordinate everything needed to prepare your holiday rental properly — from cleaning, garden and pool care through to styling and presentation where required. We also conduct a detailed property stocktake and organise a well-managed supplies cupboard, ensuring your home is fully equipped and ready for guests from day one. Once the property is ready, professional photography captures it at its best, setting the tone for strong first impressions.

Any setup costs needed to prepare your property for market are agreed upon beforehand. All related preparation expenses remain the responsibility of the owner.

Listing and positioning

We create and optimise your listings across leading holiday rental platforms, ensuring your property reaches the right guests. Behind the scenes, we implement smart pricing tools, automated guest messaging, digital guidebooks and support systems to ensure everything is set up properly.

Strategy and systems

We conduct detailed market research and pricing analysis to refine a competitive, well-considered strategy. Your property is onboarded into our reporting systems, and you receive access to your owner portal for real-time visibility.

Final checks and go-live

Before launch, we complete final checks and integrated system testing to ensure nothing is missed. Once live, we manage the ongoing day-to-day operations of your holiday rental — overseeing guest communication, cleaning coordination, performance monitoring and regular reporting to ensure everything continues to run smoothly.

Ongoing oversight

After your property is live, we continue to monitor performance, refine pricing, coordinate maintenance and keep you informed. The process doesn't stop at launch — it evolves with the market.

Every stage is designed to ensure your property is prepared properly and managed consistently from the outset. With clear structure and steady oversight, you can feel confident that nothing is left to chance.

What to expect

Successful holiday rentals are built on clarity. We manage strategy, operations and performance. When roles are clearly defined from the outset, the partnership runs smoothly and results follow.

Defined responsibilities. Confident decisions.

Strategic pricing and positioning illustration

Strategic pricing and positioning

We manage pricing strategy, minimum stays and distribution across platforms. These decisions are guided by market data, demand patterns and performance insights — not short-term reactions. To maintain consistency and performance, pricing and stay rules are set and adjusted by our team.

Investment and operating costs illustration

Investment and operating costs

Holiday rentals require ongoing investment. Beyond standard cleaning, there may be costs related to maintenance, replacement of guest-use items, photography updates, or unexpected damage.

While platform protections such as AirCover can assist in certain situations, they are not a substitute for ongoing property upkeep. Where issues arise, we manage claims on your behalf and work to minimise impact — however, standard operating and maintenance costs remain part of owning a holiday rental.

Reporting and financial transparency illustration

Reporting and financial transparency

You'll receive structured, no-fluff reporting that gives you a clear understanding of how your property is performing.

Each month, we provide financial reconciliation reports outlining income, expenses and net results. On a quarterly basis, we deliver performance reporting that benchmarks your property against the market it operates in — so you can see not just what it earned, but how it's positioned.

Our reporting focuses on meaningful data and relevant comparisons, giving you insight you can actually use to make informed decisions.

Our role

We manage the day-to-day operations, guest communication, pricing strategy, performance monitoring and coordination of services. We act proactively to protect your property and support steady long-term performance.

Your role

As the property owner, you remain responsible for asset-level decisions and funding property-related expenses. When investment is required to maintain market standards, timely approvals help ensure performance is not compromised.

If you're looking for thoughtful, structured management — and a team that takes your property seriously — we'd love to hear from you.

Frequently asked questions

Entering a holiday rental partnership should feel straightforward and informed. Below you'll find clear answers about how we manage pricing, property costs and shared responsibilities — so expectations are aligned from the beginning.

Costs, fees & payouts

We charge a transparent 20% management fee on rental income. Standard turnover cleaning is paid by guests. Any additional property-related expenses, including periodic deep cleaning or maintenance, are discussed and approved in line with the agreed approval threshold.

Guests pay the fee for the standard turnover clean after each stay. This fee is collected by us and paid directly to our cleaning team. As the owner, you are responsible for deep cleaning costs or any additional cleaning that falls outside of a standard turnover. Where additional cleaning is required due to guest-related damage or misuse, we will attempt to recover costs through applicable host damage protection in the first instance. Any unrecovered amounts remain the responsibility of the owner.

Additional deep cleaning, maintenance, replacement of guest-use items and general presentation improvements remain the responsibility of the owner. Expenses exceeding the agreed approval threshold are discussed and approved prior to proceeding, except in urgent circumstances where immediate action is required to protect the property or guest safety.

Platform host damage protections, such as Airbnb's AirCover, may assist in certain situations. However, they are not intended to replace ongoing property maintenance or cover general wear and tear. Where issues arise, we manage claims on your behalf. If a claim is declined or only partially reimbursed, any shortfall remains the responsibility of the owner.

Yes. Owners must maintain appropriate building and public liability insurance suitable for holiday rental use. Platform host damage protections are not a substitute for comprehensive insurance coverage.

Rental income is reconciled and transferred directly to your nominated bank account each month, accompanied by a structured financial report.

Where urgent works are required to protect the property, guest safety or booking continuity, we may authorise immediate repairs within the agreed approval threshold. Any costs remain the responsibility of the owner.

Guests & calendar control

Our team manages guest communication from booking through to check-out, providing 24/7 support throughout the stay. You will not receive direct calls or messages from guests.

Pet policies are set by you as the owner. We implement and manage the property settings in line with your decision.

Yes. You retain control of your calendar availability and may block out personal dates at any time. To ensure strong market performance and consistent positioning, we partner with owners whose properties are available for a minimum of 10 months per calendar year.

You retain full access to your owner portal and may add owner bookings directly at any time. We do, however, request reasonable notice to avoid disruption to confirmed bookings and pricing strategy. Once a guest booking is confirmed, it cannot be displaced for an owner stay. All cleaning fees following an owner stay are charged directly to you.

Performance & pricing

Pricing is managed using professional market data tools, comparable property analysis and local demand trends. Rates and minimum stays are adjusted dynamically to reflect seasonality, events and market conditions.

No. Pricing and minimum stay settings are managed exclusively by our team. Pricing is one of the most critical drivers of performance and requires constant adjustment, market analysis and experience to manage properly. It is a core part of our service offering and is not set collaboratively or adjusted based on owner preference. All pricing and stay decisions are made strategically, using real-time demand data, seasonal trends and positioning analysis to protect occupancy, revenue and long-term ranking.

No. Property estimates are informed by current market data and comparable performance, but they are not guarantees. Income is influenced by presentation, demand, seasonality and broader market conditions. What we can guarantee is disciplined management, high operational standards and industry-informed decision-making.

Pricing and positioning are monitored continuously. Formal performance reviews and market benchmarking are provided quarterly as part of our reporting process.

Property setup & presentation

Your property must be fully equipped, well maintained and guest-ready at all times. This includes quality beds and linen, quality cookware and tableware, reliable WiFi, functioning appliances and thoughtfully presented amenities. Everything featured in the listing must be present, clean and in working order. During onboarding, we provide clear guidance to ensure your property meets market standards and is positioned correctly from day one.

Before your property goes live, we coordinate a comprehensive onboarding clean, onboard the housekeeping team, organise linen and amenities, stock and structure the supplies cupboard, and arrange professional photography. Once live, structured housekeeping and quality control processes maintain standards between every stay.

No. We operate on an exclusive basis. To protect pricing integrity, calendar control and platform positioning, your property cannot be listed or managed elsewhere while under our management.

We provide guidance on applicable safety and compliance requirements, including smoke alarms, pool safety and relevant local obligations. The property owner remains responsible for ensuring the property complies with all legislative requirements.

Onboarding timelines vary depending on property readiness, photography scheduling and required preparation works. In most cases, properties are ready to go live within several weeks of receiving a signed agreement.

Reporting & support

You will receive structured monthly financial reconciliation reports detailing bookings, income, expenses and net results. On a quarterly basis, we provide performance reporting that benchmarks your property against its operating market, offering insight into positioning, occupancy and revenue trends. You also have access to your owner portal for real-time visibility of your calendar and booking activity.

We implement layered protection measures to safeguard your asset. This includes proactive guest screening, secure entry systems where appropriate, structured housekeeping checks and ongoing condition oversight. If accidental damage occurs, we document the issue thoroughly and manage any applicable host damage protection claims on your behalf.

For non-urgent matters, you will be provided with a dedicated email address monitored by our team. We respond to non-urgent enquiries within 24 business hours. For urgent matters requiring immediate attention, you will be provided with a direct mobile contact number.

Services & management

We manage the full scope of holiday rental operations, including listing optimisation, strategic pricing management, bookings, guest communication, cleaning coordination, onboarding and oversight of housekeeping teams, maintenance coordination, supplies cupboard management and 24/7 guest support. Our role covers both performance strategy and day-to-day operations — ensuring your property is positioned correctly, maintained consistently and managed professionally at every stage.

No. We do not enforce a fixed minimum management term. However, successful onboarding, optimisation and market positioning require time and consistency. We encourage owners to allow sufficient time for strategy implementation and performance stabilisation before making changes.

Yes. Our service agreement includes clear and straightforward notice terms. We believe partnerships work best when both parties genuinely want to work together. If circumstances change, the agreement outlines a clear and structured process for ending the arrangement.

We coordinate trusted local trades and service providers to resolve issues promptly. Guest concerns are managed directly by our team to ensure your property remains well maintained and guests are properly supported.

We can coordinate trusted contractors, or work with your existing providers if preferred. All services are scheduled and overseen to maintain presentation standards. Associated service costs remain the responsibility of the owner.

No. We work exclusively with our own cleaning team. Consistent presentation is critical to guest satisfaction, reviews and performance. Our team follows structured hospitality standards, manages linen and amenities, completes photographic inventories and operates within our quality control systems. Using a single, trained team ensures accountability, consistency and reliable results between every stay.
